FROM THE XIII TO THE XXI CENTURY: LET'S BUILD HISTORY
TOGETHER?
WHAT YOU'RE GETTING:
Refurbishment of Barbacena Castle and its adaptation into a
prestigious boutique hotel.
Project approved for the refurbishment of the castle into a
boutique hotel with 15 suites.
Operation - 10-year projected yield: 13% to 40%
The redevelopment project was approved in April 2023 by the
municipal and cultural authorities and envisages the transformation of the
castle into either a grand house or a tourist property, with thirteen suites,
each with a private bathroom. The project also includes four generous communal
living rooms, a large dining room, a kitchen, a lift, a swimming pool,
terraces, gardens and a guest house. In addition, the refurbishment of two
typical Alentejo houses, located on the castle's entrance square, has also been
approved for two more suites. The refurbishment of both houses is currently
underway.
The development is strategically located in the heart of the
village of Barbacena, just a two-hour drive from Lisbon airport and fifteen
kilometres from the main Lisbon-Madrid motorway and the Caia Dam. Barbacena is
located in the DOC-classified wine region of Borba, which produces some of the
country's best-known wines.
Few castles in Portugal are privately owned and there is no
alternative tourist accommodation in the Barbacena area. Combined with the
general shortage of quality hotels in the Elvas-Estremoz-Évora corridor capable
of satisfying the growing demand from tourists, Barbacena Castle is an
investment opportunity in a unique landmark property with significant
potential.
BARBACENA CASTLE:
Construction of Barbacena Castle began in the 13th century,
200 years after Portugal declared its independence in 1139.
Over the course of the castle's 750-year history, periodic reconstructions, restorations and extensions have been necessary to ensure that it fulfils its function of defending Portugal's border with Spain.
Barbacena Castle stands on a approximately 4.000 square metre site in the main square, in the heart of the town of Barbacena.
Conceived as a fortress, the Castle evolved over the centuries into a star-shaped structure with two ravelins - V-shaped defences outside the main fortifications - pointing west and east.
The eastern ravelin points towards Spain and is dominated by a keep, parapet bastions and turrets, in the heart of the town of Barbacena.
Conceived as a fortress, the Castle evolved over the centuries into a star shape with two ravelins - V-shaped defences outside the fortifications.
HISTORY:
Over the centuries, Barbacena Castle has endured all the hardships of a frontier fortress on the border between Portugal and Spain: the Christian Reconquest of the Iberian Peninsula, the War of Portuguese Independence, the War of Spanish Succession and the Napoleonic invasion of the Iberian Peninsula.
ZONE:
In the heart of the Iberian Peninsula, next to the main border crossing on the motorway linking Lisbon to Madrid, is the strategic fortress known as Barbacena Castle.
Barbacena Castle is situated close to picturesque historic towns and villages built since Roman times, including Elvas, Évora, Estremoz, Portalegre and Marvão.
It is surrounded by the hills and plains of the Alentejo.
Barbacena Castle stands on a 3,800 square metre site in the main square, in the
heart of the town of Barbacena.
Barbacena is around 200 kilometres, or less than two hours
by car, from Lisbon and 35 kilometres, or less than an hour, from Badajoz in
Spain.
Lisbon airport offers frequent international flight
connections.
The Castle is situated on the edge of an urban area,
opposite the town's main square, with country houses and an esplanade to the
west and plains to the east.
