Description

The land for construction is included in the Quinta da Beloura Allotment Permit (lot 297-EC04), a commercial lot of a business nature, where the former reception and sales office for the entire project are built.


According to the Quinta da Beloura Subdivision Permit Regulation, it has a Construction Index of 0.80, and buildings cannot have more than two floors above the ground; the minimum distances from the layout to the front, sides and back of the lot must respect eight meters.
The attached images maintain the number of floors above the threshold level as per the previously approved project – and in accordance with the Quinta de Beloura Allotment Permit Regulation – proposing only 2 floors in the basement, unlike the 4 floors foreseen in the antecedent process.


Taking into account the provision of parking in accordance with paragraph c) of article 13 of the subdivision permit regulations, "at least, and preferably in the basement, parking of vehicles must be provided, at the rate of one space per fifty meters of gross area above ground”. Although the gross area above the threshold level only requires a parking allocation of 40 parking spaces, a minimum total of 54 spaces was ensured in order to comply with the maximum possible area in accordance with with the construction rate predicted for the site, thus fulfilling the minimum allocation provided for in the previous PIP.

 

Since the two basement floors ensure compliance with the maximum parking allocation – 54 parking spaces – it was decided not to present the two additional basement floors provided for in the previous process as it would result in a considerable cost for the applicant – in economic terms and construction time – and because it results in a considerable impact in terms of intervention on the ground.
In terms of use, all spaces are intended for commerce/services. However, two spaces are added, resulting in a total of 6 autonomous spaces. To support these, the previously planned semi-public outdoor space is maintained, an outdoor meeting square that organizes access to the street level and extends the public space into the interior of the building.
The starting point was the rigorous geometry and volume of the proposal presented in the initial PIP. From here, we tried to adjust the areas according to the applicant's needs and accurately assess the relationship between the exterior and interior space through the subtraction of material, which also made it possible to create covered accesses and double-height areas.
