· The parcel to be subdivided abuts existing streets;
· New buildings must maintain the façade plans and morphological characteristics of the urban areas in which they are integrated.
3 – Urban subdivision operations and construction works are subject to the following parameters:
· a) Maximum gross density: 50 units/hectare;
· b) Maximum occupancy rate: 0.50;
· c) The height cannot exceed the average height of existing buildings, with a maximum of five floors.
4 – In urban subdivision operations with an area of less than 0.5 hectares and in construction works, items a) and b) of the previous paragraph do not apply. 5 – New buildings may have mixed use of housing and commercial or service areas, with the ground floor always having a 3-meter ceiling height.
