Charming two-storey stone house with a garden and a ruin to rebuild

Beautiful granite two-storey house in the village of Vale de Prazeres (Valley of Pleasures). The top floor has been renovated and is ready to move into. It has three bedrooms, a large living room with a terrace, two bathrooms, a laundry room and a kitchen.

The thick granite walls provide warmth in the winter and keep the house cool in the summer. The rooms are all three metres high, which is rare in this region of the country. All the water and electrical installations have been changed in recent years. There is a gas hot-water boiler downstairs and an amazing English wood stove in the living room. All the windows and terrace doors are new.

The south-facing terrace, which can be accessed from both the living room and the kitchen, overlooks an endless landscape of olive and cork trees, sheep pastures, and distant hills. The stone ruin at the rear could be rebuilt into a separate dwelling or converted into an atelier, studio, storage or workshop.

The ground floor has three separate street-level entrances plus garden access. Partly renovated, it could serve as storage or be developed into two or three commercial or residential units.

Vale de Prazeres is located in a flat valley surrounded by the hills of the Serra da Gardunha. The region is famous for its orchards, particularly its cherry trees. The village has a bakery, several cafés, a pharmacy, a grocery shop, and a recently opened eco-shop. There is also an ATM, a post office and a train station. A lot of attractive agricultural land is available to purchase nearby in the area.

The local community is open and friendly. The area has attracted many foreigners, who have settled here and created a vibrant community of exchange and support. In the neighbouring village of Alpedrinha there is a weekly organic market. Fundão is just 10 minutes away by car, with a wide selection of restaurants, shops and a full-range of healthcare facilities. The river beach in Castelo Novo is ten minutes away. Castelo Branco, the capital of the district, half an hour away.

The restoration of this house is a partly finished project and there is still some work to be done to bring out its full potential.
