Description

A Property with History by the Tagus

In Belver, where the Tagus shapes the landscape between green hillsides and silence, lies a property with a rare presence — a place of houses, gardens, memories and an enduring connection to the river.

Spread across several buildings and land that descends towards the banks of the Tagus, this is a property to be discovered gradually: through its views, terraces, courtyards, architecture and the many corners that have acquired their own character over time.

The property comprises two distinct yet complementary plots.

The first, with 1,203 sqm of land, forms the main estate and includes the Main House, two independent cottages and a laundry building, with a total gross built area of 706.15 sqm. The different buildings are connected by courtyards, terraces and a variety of outdoor spaces.

The second plot, with a total area of 5,200 sqm, extends towards the Tagus and includes the River House and its surrounding land, enjoying an especially close relationship with the landscape and the riverbank.

At the heart of the main estate, the Main House is arranged over three floors, combining generous social areas with more private and independent spaces.

  • On the first floor, the house includes a more private area with two bedrooms, a kitchen/living room and a bathroom. This level also comprises the dining room, two adjoining bathrooms, the main kitchen and an office. From here, there is also access to the garage and to the upper floors.
  • On the second floor, there is a spacious living room, an office and seven en-suite bedrooms, creating a more private part of the house with ample space to accommodate family and guests in comfort.
  • On the third floor, a living area with an integrated kitchen creates a more independent living space, complemented by three bedrooms, one of them en suite, and an additional bathroom.

The Main House also connects to an old wine cellar, where the large traditional earthenware vessels have been preserved — a detail that adds to the history and identity of the property.

The main estate also includes two charming independent one-bedroom cottages, surrounded by vegetation and flowering corners of the garden, offering self-contained accommodation for guests, family or other uses.

Completing this part of the property is the old water tank, now transformed into a peaceful corner surrounded by stone and greenery, ideal for reading and quiet moments of rest. At the highest point of the property there is also a service area with an independent laundry building, set within a shaded, stone-paved courtyard.
By the Tagus

Beyond the railway line, the second plot opens towards the Tagus, extending down to the river and encompassing the River House and the surrounding land, with an especially close connection to the landscape and the riverbank.

With a total area of 5,200 sqm, of which 5,118 sqm are open land, the plot comprises olive trees, areas once used as vegetable gardens and natural vegetation, with the railway line forming its northern boundary and the Tagus its southern boundary.

Along the riverbank there was once a small harbour, a reminder of a time when the river played an even more direct role in the life of the property and invited journeys along the Tagus.

Within the 82 sqm of built area stands the River House, a small one-bedroom cottage — officially designated as storage in the property documentation — where life seems to slow down. Simple, welcoming and deeply connected to the landscape, it is one of those places made for simply being, listening to the river and forgetting about time.

An independent storage building for gardening tools and maintenance equipment completes this area.

A Property with History

The story of this place began long before its present form. In 1937, António Seara built an espadrille factory here, beginning a relationship with Belver that would span several decades and different uses.

In 2006, the property began a new chapter with the creation of Casa Covão da Abitureira, then operating as rural tourism accommodation. The original structures were gradually adapted and transformed, while preserving the identity of the place and adding the residential and guest spaces that form the property today.

Later, in 2021, the identity A Saboeira was created — a name rooted in the history of Belver, linked to the town's former soap-making tradition and to the “saboeiros”, as the local inhabitants were once known.

The Tagus, however, has remained the constant backdrop to this story. Even today, this relationship with the water, the landscape and the surrounding tranquillity is one of the defining characteristics of the property.

With its scale, diversity of spaces and proximity to the Tagus, this is a property capable of adapting to many different ways of living and welcoming. It could become a family home, a rural tourism project, a retreat, or simply a place where nature, history and the river set the rhythm of each day.

More than a property, it is a place with a past, an identity and room for a new story.
