"Quinta da Boucinha” is situated on a southern slope of the “Serra da Cabreira”, an extended mountainous area, speckled with little villages and large forests. The surrounding countryside is extremely beautiful, with clear streams and luxuriant green hills. The “quinta” lies in the township “São Nicolau”, which is a “freguesia” of the “concelho” of “Cabeceiras de Basto”, which offers all facilities such as most large supermarkets, restaurants, banks, a weekly market and the historic “Mosteiro de São Miguel de Refojos”. The property consists of two stone houses, a terrain of over 14.000 m² with several terraces, gardens with fruit trees and a swimming pool of 5x10m. The “quinta” lies in an area, currently designated as zona “construção, Nivel III”. This implies that it is permitted to build houses of maximum two levels high. Depending on local policy the status may change in 2026. Originally an old farm house, the first house – “Casa Velha” - was completely rebuilt in the 19-nineties thereby keeping its original character with its massive granite walls. The other house – “Casa Branca” - historically functioned as shed and winery for the farm. This was converted into a guest apartment at street level and a workshop / storage space at the lower level. Both houses now have aluminum doors and windows, with double glass and 3-point safety locks. The first house has electrically controlled roof windows with rain sensors and also with roller shutters for extra protection. In the workshop is a toilet and a small pantry. This is conveniently near the terrace with a granite barbecue and matching table and bench seats. Heating of “Casa Velha” is done mainly using a Danish "Thor" wood (or coal) stove and electric heating in the sleeping rooms and bathroom. The other house has an open hearth for heating and electric heaters in the other rooms. Bottled gas is used for cooking in each of the houses. Both kitchens come fully equipped with cooker, refrigerator and, in “Casa Velha”, a microwave oven. The “quinta” has a sewage system using an underground septic tank. Hot water is produced by a solar collector system, with 300-liter tanks in each of the houses. In order to ensure sufficient hot water during periods of less sunshine the tanks can be heated electrically. In addition, geysers are present as fall back. For irrigation of the garden there is an automatic sprinkler system including drip irrigation tubes and pop-up jets in the lawn. The swimming pool contains a filtering installation employing chlorine tables. The taps in the houses are fed by the drinking water from the community. Currently the connection to the Internet uses a 4G-modem, but recently also a fiber optic connection is available in the area. The area is well accessible: 10 minutes by car to “Cabeceiras de Basto”, 20 minutes to the “A7 autostrada”, 90 minutes to “Porto” (airport) or “Vila do Conde” with its beaches and 60 minutes to the “Peneda-Gerês”, the only national natural park in Portugal, featuring wildlife such as eagles and wild horses, impressive waterfalls and many wonderful hiking trails at various levels of difficulty. Also interesting, especially for youngsters, is “Pena Aventura” in “Ribeira de Pena”, at 30 minutes from the “quinta”. Larger cities in the vicinity are “Braga” and “Guimarães”, both more than worth a visit.
