Location and surroundings

Vale da Telha is just a few minutes by car from the famous Atlantic beaches, namely Arrifana Beach and Monte Clérigo Beach — two of the most sought-after beaches by surfers and nature lovers. Their proximity makes this urbanisation a strategic location for seaside tourism, surfing and outdoor living.

🏘️ Urban planning and history

The urbanisation began in the 1970s, initially designed as a large tourist project. Over the years, development became disorganised, with many buildings lacking proper licensing, making it one of the most complex urban planning cases in Portugal.

The Public Prosecutor declared the original urbanisation licence null and void around 14 years ago.

To address these issues and define the future of the area, a Detailed Plan (Plano de Pormenor) is currently being prepared. At present, construction is not allowed until this plan is approved. According to the Aljezur Municipality, approval is expected by the end of 2026, but without any formal guarantee.

The new Municipal Master Plan aims to optimise several factors, such as steep slopes, flood-risk areas near the reservoir built to serve the urbanisation, and other constraints not considered in the original project.

This proposal, led by landscape architect Jorge Cancela, foresees a reduction of the building index from 0.150 to 0.145, to reorganise land use and public areas.

Existing infrastructures (water, sewage and roads) will also need to be rehabilitated, with an estimated cost of €50 million.
